Background

One of the world’s leading owners, developers, operators, and managers of premier real estate with a property portfolio represents over $50 billion in total value across the United States, Europe, Latin America and Asia.

Challenge

Critigen's client has two iconic properties in Manhattan, New York with a combined value of $5+ billion, the properties include 80 acres of prime Manhattan land that includes 100+ buildings and almost 12,000 apartments.

The developer/operator wanted to improve resident safety of these properties by decreasing first-responder response time, and lowering the crime rate while simultaneously lowering the manpower costs of providing security. They also wanted to modernize their out-dated building management system.

Solution

Critigen was charged with developing a turnkey integrated urban security solution. The multi-million dollar project entailed design and construction oversight of a complete upgrade of the telecommunications, data network, and building management system, as well as security enhancements. 

Result

Project highlights include:

  • A complete fiber-optic based campus area network that serves the security system, intercom system, building management, telephones, IT services, and digital signage systems.
  • A total redesign of the security command and control center that includes four ergonomically designed operator workstations.
  • Security access control for lobby areas, equipment rooms, and other non-public spaces.
  • Increased safety through facility-wide blue-light emergency notification phones.
  • An integrated digital/analog closed-circuit television monitoring system that surveys outdoor areas, all lobby entrances, elevators and strategic locations within the complex.
  • A digital signage system that will, when fully implemented, provide electronic bulletins and related information on lobby bulletin boards—eliminating the cumbersome and costly individual notices currently being used.
  • Automation and central monitoring of the 1950’s vintage central steam heating system, as well as increased uniformity of heating and tenant comfort. The energy savings garnered will pay for the new system in less than five years.
